Background:

On May 17th, 2022, Vancouver City Council approved a report and suite of regulations and programs that advance the Climate Emergency Action Plan (CEAP) by introducing carbon pollution limits for the largest office and retail buildings in Vancouver. Following direction from Council, City staff have developed a detailed implementation guideline to inform technical aspects of the City’s Greenhouse Gas Intensity (GHGi) limits, and heat energy use limits.

The 2023 Real Estate Challenge Winner: UBC

NAIOP and Prologis are partnering to provide scholarships for rising CRE professionals, helping prepare a pipeline of women and minorities for careers in development and operations.

Individuals from groups underrepresented in the commercial real estate industry who have demonstrated leadership and responsibility in the profession are invited to apply for this program that will advance your industry knowledge and connect you with leaders across North America. 

Apply for the 2024 NAIOP and Prologis Inclusion in CRE Scholarship . The application deadline is Wednesday, January 10, 2024.

Recipients will receive:

• NAIOP Certificate of Advanced Study in Commercial Real Estate Development or the NAIOP  Certificate of Advanced Study in Real Estate Finance at the completion of four required courses.
  • The Certificate of Advanced Study in Commercial Real Estate Development program requires the completion of four NAIOP developed courses: two required core courses, Essentials of the Development Process and Advanced Development Practices, and two elective courses to be chosen from the other courses in the Center for Education curriculum.
  • The Certificate of Advanced Study in Real Estate Finance program requires the completion of four NAIOP developed courses: two required core courses, Basic Real Estate Finance and Advanced Real Estate Finance, and two elective courses to be chosen from the other courses in the Center for Education curriculum.
• Complimentary registration and a travel stipend for the 2024 I.CON West or 2024 I.CON East conference, NAIOP’s premier industrial real estate events. Scholarship recipients will be recognized during the event which they attend.
  

Requirements for application:

• Minimum 5 years experience and current employment in the real estate industry, including development, architecture, planning, government, transportation, engineering, finance, sustainability, and nonprofits.
• Member of a group underrepresented in the commercial real estate industry.
• Age 38 or younger.
• Letter of recommendation - Sample letter.
• Current resume.
• Priority given to NAIOP members. Current Prologis employees are not eligible.

Purchase of Residential Property by Non-Canadians Act

The NAIOP Canadian Chapters have recently come together to ask that the Federal Government amend the recently passed Prohibition of the Purchase of Residential Property by Non-Canadians Act and provide exemptions for our industry.

Industry response to the Act and its legislation has been unequivocal: deals are failing as a result of the uncertainty it has created. Please read and share this important message. We encourage all businesses to add their voices by sending letters.

UDI and NAIOP members are invited to attend a one hour online webinar hosted by staff from the City of Richmond’s Sustainability Department.

This session is an opportunity to provide feedback to City staff on draft options that will inform recommendations to City Council in the Spring of this year, regarding Zoning Bylaw requirements for full EV charging and EV charging-ready service infrastructure in new non-residential developments.

Proposed requirements would include the following:

• Full EV charging: defined as wired and energized circuits, with outlets located at parking stalls, as well as operating EV chargers wired into these circuits. This requirement would be considered for accessibility and car-share parking spaces.
• EV charging-ready service infrastructure: energized circuits with outlets located at parking stalls, but does not include EV chargers that can be wired into these circuits. EV charging-ready requirements are being considered for a percentage of parking spaces used for employee, customer and/or fleet parking purposes.
  
  This webinar will take place using the Webex online meeting service on Wednesday, March 29, exact time to be announced.
  
  (There will be NOT be an in-person meeting as part of this event.)

We are very pleased to announce that NAIOP Vancouver has been recognized at the 2023 Chapter Leadership & Legislative Retreat for our 2022 Commercial Real Estate Awards Gala (CREA). Held every two years, we came together to recognize excellence in commercial real estate within the Metro Vancouver area for the 2020 and 2021 calendar years.

Prior to winning the award, the event was showcased at the Bright Spot - Chapter Merit Award-Worthy Programs session at the NAIOP Chapter Leadership & Legislative Retreat by Paul Kool, executive director of the Vancouver Chapter.

Teams from regional universities’ real estate programs bring fresh thinking to the CRE development community in this annual competition that combines mentorship and real-world project experience. The 2023 Pacific Northwest NAIOP Real Estate Challenge will feature a site (TBD). Student teams from The University of Washington, Portland State University, Oregon State University and The University of Vancouver will propose a full development analysis for the site and pursue the best achievable return. 

The March 14, 2023 event will feature the final presentations and winner announcement. The Real Estate Challenge is part of the NAIOP Washington State Foundation, which was formed in 2003 to support NAIOP’s vast community initiatives.

The 2022 Real Estate Challenge Winner: UBC

The purpose of this annual survey is to provide a scorecard to rank Metro Vancouver municipalities based on their respective entitlement approval timelines and development charges associated with constructing a hypothetical development project. 

NAIOP Vancouver's 23rd Annual Cost of Business Survey (COBS) Report - 2022 Edition has now been published. This year, the focus is on office development.

The Real Estate Challenge is a development case competition in which students at three universities (University of British Columbia, University of Washington, and Portland State University) take on the role of developer. Each year, students focus on a different site and craft creative, innovative development proposals. Student teams present their proposals to a panel of notable developers and investors, who name the winner of the Challenge and the recipient of the coveted Bob Filley Cup.  

This year, students will focus on a site in the west end of the Longacres Campus in Renton, WA. Longacres was a former racetrack and current Boeing office campus, accounting for 150 acres total. The site designated for the challenge is composed of three parcels totaling approx. 10 acres and will also be a significant vehicular and pedestrian entrance to the campus. The Longacres site has direct access to the Tukwila Transit Center and Southcenter Mall with tremendous access and visibility to I-405.  

The 19th Annual Challenge kicked off in early January as students were introduced to the site and the Renton submarket. Over the course of the winter quarter, students will meet with Puget Sound real estate market experts, including architects, land use attorneys, brokers, general contractors, financial analysts, developers, and investors as they craft and refine a development proposal for the site. The Challenge presents an unparalleled opportunity for students to familiarize themselves with a submarket, apply their academic experience, conduct market and financial analysis, and meet leaders in the Puget Sound commercial real estate community. 

NAIOPWA is excited to partner with Unico Properties and is looking forward to kicking off the 2022 Challenge!

A brief video clip montage opened NAIOP’s November 17th Office Market update, helping to set the stage for the panel’s discussion to follow. Depicted were various media sources and their opinions on office space post-pandemic. A clip from The Economist stated that “the uncomfortable truth about offices is that they’re expensive and inefficient.” Additionally, a clip from CNBC reported that “77% of workers want to continue to work from home, once the pandemic is over”. The video concluded with the question to be answered by the panelists, “Is the office obsolete”?

Research shows sector saw strong economic performance despite pandemic impact last year

VANCOUVER (November 2, 2021) – The commercial real estate sector in Vancouver created and supported 107,270 jobs and $14.4 billion in labour income in 2020, despite pandemic impact, according to a 2021 economic impact study.

Altus Group, a research and consulting firm, says its analysis shows that despite pandemic impact, the
total value of commercial real estate transactions increased from $3.2 billion in 2019 to $3.4 billion in
2020. Building construction spending and ongoing operations accounts for $15.1 billion in net contribution to GDP in Canada in 2020, and generated $14.4 billion in labour income for workers in 2020.
